Moisture Mapping & Thermal Imaging

After extraction, every affected area is mapped using commercial moisture meters and thermal imaging cameras. This is what separates a proper mitigation from a visual cleanup. A wall that reads dry at the surface may be at 40% moisture content two inches in — enough to grow mold within 48 hours under Pacific Northwest conditions. A concrete slab may look clean and still be absorbing moisture from below. We document every reading as a baseline and monitor daily to confirm the structure is drying on schedule.

Structural Drying

Commercial air movers and industrial LGR dehumidifiers are placed according to a drying plan calculated for the specific size, material, and moisture load of the affected area. Positioning matters — proper airflow requires a specific ratio of equipment and targeted placement along the drying front. We follow IICRC S500 standards and document daily psychrometric readings so there is a verifiable record of drying progress from start to finish. Equipment is not removed until moisture levels reach goal range, not when it looks dry.

Contents Inventory & Protection

Furniture, personal property, and contents in affected areas are inventoried, moved, and protected as part of the initial response. Items that can be dried in place are elevated and isolated. Items with significant water exposure are documented for insurance purposes. We don't move things without logging them — contents disputes are one of the most common sources of insurance claim friction, and a proper inventory from day one eliminates them.

Controlled Demolition

When structural materials — drywall, insulation, flooring, cabinetry — have absorbed water beyond the threshold for in-place drying, controlled demolition is required to reach the assembly and dry it properly. We remove what cannot be saved, document everything removed for the insurance scope, and establish containment when demolition areas risk cross-contaminating unaffected spaces. Nothing is removed without documentation. Nothing is left in place that will produce a mold problem three weeks later.

How quickly should I call after water damage?

Will my homeowner's insurance cover water damage restoration?

Most standard homeowner's policies cover sudden and accidental water damage — a burst pipe, an appliance failure, storm-driven water intrusion. What most policies do not cover is gradual damage from a slow leak that wasn't addressed, or flooding that originates outside the home (which requires a separate flood insurance policy). We document the cause and conditions of the loss from the first hour on-site, which is the most important factor in a successful claim.

How long does the drying process take?

Most structural drying jobs reach goal moisture levels within three to five days with properly placed commercial equipment and daily monitoring. The timeline varies based on the extent of the intrusion, the materials affected — concrete dries more slowly than drywall, for example — and ambient conditions. We provide daily monitoring reports so you always know where the drying stands and when equipment will be removed.

Do I need to leave my home during water damage restoration?

In most cases, no. Water damage mitigation does not require you to vacate unless the damage affects multiple living areas or there are safety concerns with electrical systems or structural integrity. We work around your schedule and keep affected areas as contained as possible. If the scope is large enough that temporary relocation makes sense, we will tell you upfront and help document it for your ALE (Additional Living Expense) insurance coverage.
